Whether you're buying or selling a home, real estate agents and other home experts will tell you those are the two rooms that will make or break a sale.
"What we hear is, somewhere between 60 and 80 percent return on your investment upon upgrading a bathroom or kitchen," said Rick Loffredo.
Not bad, right? Certainly worth the money. And Loffredo reminds us that you can spend as little or as much as you want.
"That's sort of the good thing about remodeling, you're always in charge of your budget. You can decide how far you want to go. There's so many different materials to choose from. You can outfit a bath the way you want, at the price you want, to get the look that you want," said Loffredo.
A bathroom remodel like this, is it something you can do yourself? Well, the tile, sure, if you're pretty handy that's not hard to do. But when it comes to the plumbing, it's definitely something you're going to want to leave in the hands of the professionals.
"The plumbing and the electricity are things that, normally, people don't want to mess with. They usually bring in an expert to take care of those things. But there are many materials these days that are designed for do-it-yourselfers and many folks choose to do some portion of the project themselves," said Loffredo.
One very important thing to keep in mind...if you're planning to remodel the only bathroom in your house, don't go and order some fancy marble from Italy or any fixtures that need to be ordered special. You'll want to keep the time you're one and only bathroom is out of order to a minimum.
